Nicole Crane and James “JJ” Modano — Co-Founders

We are a hands-on real estate partnership focused on acquiring and operating small to mid-sized apartment buildings, typically in the 5–50 unit range. Our approach is straightforward: buy properties that make sense, operate them responsibly, and hold for the long term.

Nicole began her career as a chemist, earning her PhD over 20 years ago, and later spent seven years as a management consultant working on complex business and operational problems. She applies that background to underwriting, risk evaluation, and execution — making sure deals are analyzed carefully, assumptions are realistic, and plans are followed through.

JJ started his career as an electrician before building and operating multiple businesses, including a successful eCommerce company and a luxury watch business. He brings an owner’s mindset to real estate, with a focus on off-market acquisitions, efficient operations, and clear standards. JJ leads sourcing, negotiations, and overall strategy.

We are long-term owners, not flippers. We value clear communication, fair dealing, and transactions that work for everyone involved — sellers, partners, and tenants alike. Our goal is to build a durable portfolio that generates steady returns and, over time, supports meaningful philanthropic work.
